What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually have! Unless a certified appraiser has recently completed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A home floorplan service can ensure that you're paid fair market value for your house. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your property as well as the number of interested buyers. The only sure method of using a precise GLA when listing your home is to reference a previous appraisal or home measurement service executed by an appraiser (after any remodeling that might have affected square footage).

Material for agents

To make sure that your client's property closes at a price that correctly reflects true market value, we advise seeking a measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool for attracting potential buyers because they can view the layout and characteristics of the property before and after touring.
